Housing in the Northern Grampians Shire has been a hot topic with a lack of options for those wanting to buy or rent in the region a problem for many as the council tries to grow the population.
Regional Australia Institute also published a report in February that revealed one in five city residents were eager to move to the regions, with more than half planning to do so in the next 12 months, further adding to the demand in the market.
Monaghan's Real Estate owner Terry Monaghan said the subdivision listings are the first he has seen in the Halls Gap area for a long time, but he does not think it will have an effect on the rental market in Stawell.
"To my knowledge it has been about 20 years since we have had blocks like this for sale in Halls Gap," he said.

"There was some available in Royston Road, that would have been approximately 20 years ago since we had a subdivision (in the area). That wasn't as many blocks but they sold quickly.
"It is nice to have that number of blocks of for sale, it gives people a really good choice, which is better than what they have at the moment which is no choice.
"I couldn't see it effecting our Stawell rental market, it can't imagine it would create any new rental properties which is our desperate need.
"I doubt it will change our rental situation and all of our tradies are frantically busy anyway, so getting a house built quickly will be tough.
"I can't imagine we will see a lot of development their quickly because everybody is just booked out for at least 12 months."
Northern Grampians Shire Council Mayor Murray Emerson said development is an exciting one for the region.
"Any subdivision in our shire is exciting and we are always trying to more housing available, so it is a great result.
"Of course that is only one part of the Northern Grampians Shire, but we are trying to create housing in all parts of the shire which is urgently needed.
"From the Stawell perspective we have subdivided the Sloane Street development, but that is a long-term project.
"Council are looking at the other land available within our community to look toward the future to make sure we have enough land available for future development.
"There are a number of people who are interested in developing parcels of land and we are having that discussion often, but at the moment we don't have very much land available to us."

Mr Monaghan said there has been strong interest in the 15 blocks, which were officially listed earlier in May.
"This is perfectly timed for the market, as it stands at the moment, and the interest has been very encouraging," he said.
"Most of the interest has been from down the coast, there has been a few Geelong and mostly coastal people who are interested in a holiday investment or a tree change.
"All the services and the roads are ready to go and some of them back onto the creek, which is quite lovely and some of them also have lovely views of the Grampians."
