The broadacre dryland cropping, grazing and irrigated farming aggregation is located 23kms to the northeast of Griffith in NSW's Riverina.

As one of the northern Riverina's largest individually owned farming enterprises, current owner David Bartter is set to benefit from a substantial pay out if a sale goes through.

And while the station was listed unsuccessfully in 2018, selling agents Robert Cavallaro from Nutrien and Harcourts and Alister Watt from Rivwater and Property are confident that the irrigation property will sell itself this time around.

"The soils on Ballandry are considered ideal for the development of irrigated horticultural pursuits including nut growing, wine grapes, citrus or vegetable growing or fodder production" Mr Cavallaro said.

"Mainly the 16 individual parcels of land on the property comprise of prime dryland cropping red loam soils and heavier red loam soils ideal for winter cereals, oilseed or legume crop growing, balance being windbreaks and semi to timbered sheltered grazing".

And whilst ideally both selling agents hope to sell Ballandry in its entirety, Mr Cavallaro said consideration will be given to expressions of interest looking at purchasing individual parcels.

"While the properties are being offered for sale as a whole, consideration will be given to expressions of interest for the potential irrigation areas and or the dryland farming areas" Mr Cavallaro said.

"The dryland farming could be divided into three/ four separate farming holdings".

Significantly, four of the parcels fall within the MIA and hold a combined 45,457 in delivery entitlements from the enhanced Northern Branch Canal.

The station also crucially includes a five bedroom brick homestead, brick horse stables plus nine separate residences or workers cottages accommodation.

"Working improvements also include steel bulk grain sheds, concreted floors and overhead lighting, machinery sheds and workshops, a fertiliser shed, various grain silos, shearing sheds and sheep yards, stock and domestic water tanks and rainwater tanks" Mr Cavallaro said.

"The offering of these properties presents a wonderful opportunity to acquire farming lands with size and scale in the renowned grain growing district just north of Griffith".

Expressions of interest are now open until July 22nd however an asking price has yet to be disclosed.
