The 127 hectare, or 315 acre property, is located on Tulkarra Siding Road at Landsborough West and is the final land holding in a three-generation family ownership.
Vendor Joe Peacock, having reached retirement and with four daughters, has no family succession to continue the farming interest.
As a result, Stawell agent Max Brown of Nutrien Harcourt is to sell the holding, with expressions of interest closing on Thursday June 3 at 4pm.
Mr Brown said there was already strong enquiry for this property due to the high quality level Red Gum country which has been well farmed over the very long period of family ownership.

"I would expect the buyer interest to reflect current seasonal and market conditions and demand. I expect the demand to be at around $4,000 an acre," he said.
"Vendor Joe Peacock is recognised as a professional and experienced sheep man who had always bought good rams with bloodlines that influence the continuous improvement breeding program, he has sought for his own flock rams.
"The location is ideal in the Northern Grampians Shire, within about 25 kilometres east of Stawell with the local Landsborough village within easy reach.
"This is an opportunity to obtain ownership of one of the recognised top farm blocks in a noted sheep area where farm properties are tightly held."
Over the last thirty years Mr Peacock has built up on this property the Carmel-Lorlea Merino Stud which has been a well-recognised producer of acclaimed Merino flock rams which have always been keenly sought by district woolgrowers.
The Tulkarra Railway Road property has many features which make it an ideal add on acquisition for another district farmer, or as an agricultural interest for a local or regional resident.
There is no housing on the farm, but the useful, modern, and well maintained farm buildings include the steel framed and clad shearing shed with shower and toilet facilities, with other similar solid structures as a hay shed and machinery shed with a functional set of sheep yards.
The property is subdivided into five main paddocks with smaller holding yards and the vendor has continued a long term fertilizer program including regular superphosphate applications to achieve high productivity from the established pastures.

Joe Peacock's Carmel Lorlea Merino Stud was originally based on Belbourie ewes, but he has worked to produce a line of flock rams that met industry expectations for sheep that are heavy cutters at 20.5 micron or less.
He regularly purchased high value rams to enhance, or value add to his own blood lines. Mr Peacock has included the rams for sale on property with an average of around 40 flock rams available.
They typically sold for $1,100 each at the on-property offering with most bought by woolgrowers within a fifty kilometre radius of the property at Landsborough West.
