EVERYONE dreams of creating their dream home.
For some people, it is a ground-up endeavour, taking a bare patch of land and starting an entirely new home and landscaping it to their needs.
The Housing Industry Association encourages people to buy new homes.
David Bare, Executive Director of the Housing Industry Association says there is less risk in buying new homes.
“We encourage people to enter the market, obviously that’s dependent on their ability to buy, but I think the benefits of a new home is that they give you better choice with design input and new homes meet more energy requirements,” said Mr Bare.
“It means you don’t have maintenance costs as you would if you were to buy an existing home, particularly an older one.
“When you buy it new, it’s carrying a statutory requirement from the builder. That’s a very important point because you won’t get that if it already exists.”

Others will want to take an existing building and upgrade it to their particular needs. Renovations are appealing for many people because it means the structural work is already complete.
Many people also like to capture the charm of older-style homes that are just needing a little bit of love, attention and probably an upgraded kitchen and bathroom.
Whether you are building or renovating, it is important to find the right people and the right advice to suit your project.
There are experts with experience within your local area to help you plan and execute your ideas.
If people in your life know that you are looking for a builder or tradesperson, they will be likely to recommend tradespeople they know and trust. This kind of knowledge can be invaluable, particularly if this will be your first time building or renovating a home.
A first port of call in selecting a builder will often be a website. Some websites will be equipped with photographs, descriptions of the kinds of work they cover and testimonials which will assist in your selections.
When meeting a builder or tradesperson for the first time, be prepared with a list of questions. You can ask a builder to see photographs of examples of their work, or, even better, to view a recently completed project, if it is open for inspection.
In choosing the right builder for your project, it is important to have open discussions about scheduling, your needs and expectations, as well as discussing financial arrangements in advance.
